Frequently Asked Questions
Frequently Asked Questions - We have all the answers you need and can answer any questions not shown here. If you have a query not shown here, please get in touch.
Do you charge for a loft survey?
No – our home loft surveys are completely FREE.
David will personally visit your home, assess your loft space and discuss the most suitable options for loft boarding, loft ladders, hatches, insulation, shelving and lighting.
Following your survey, you'll receive a clear, itemised written quotation, usually within 24 hours.
There's no pressure, no hard sell and no obligation to proceed – just friendly, honest advice about the best options for your loft.
Can you give me a price over the phone?
Yes – we can usually give you a rough guide or ballpark figure over the phone based on the work you're considering.
However, to provide an accurate quotation, we need to see your loft first. Every loft is different, and factors such as access, insulation, joist layout, available space and the type of boarding or ladder required can affect the final price.
That's why we offer a completely FREE home loft survey. David will personally assess your loft, discuss your requirements and recommend the most suitable solution.
You'll then receive a clear, itemised quotation with no obligation to proceed.
What are your costs?
Every loft is different, so the cost will depend on the size of the area being boarded, the type of loft ladder or hatch required, access to the loft and any additional insulation, shelving or lighting you choose.
We're always happy to give you a rough guide or ballpark figure over the phone, but for an accurate price we recommend our FREE home loft survey.
David will personally assess your loft, discuss what you'd like to achieve and recommend the most suitable options for your home and budget.
You'll then receive a clear, itemised written quotation with no hidden costs, no pressure and no obligation to proceed.
Are your prices inclusive of VAT?
Yes – all of our quotations include VAT, so the price shown on your quotation is the price you'll pay.
There are no hidden charges or unexpected extras. Any work and costs will be clearly itemised and agreed with you before the installation begins.
What if you discover a problem once the job has started?
If we discover something unexpected once work has started, we'll explain the issue to you before carrying out any additional work.
We won't simply add unexpected charges to your bill. If anything outside the original quotation is required, we'll discuss the options and any additional cost with you first.
No additional work will be carried out without your agreement.
How long does installation take?
Every loft and installation is different, but many loft boarding and loft ladder installations can be completed within a day. Larger or more involved projects may take a few days.
During your FREE home loft survey, David will assess the work required and give you a clear indication of how long your installation is expected to take.
We always aim to complete the work efficiently, professionally and with minimal disruption to your home.
Can I board the loft in my new build home?
Yes – in many new-build homes, raised loft boarding can be installed to create safe and practical storage space.
Modern homes often have deep layers of insulation, so it's important that boards aren't simply laid directly onto the insulation or installed in a way that compresses it.
My loft has deep insulation – can you still board it?
Yes – deep loft insulation doesn't necessarily prevent your loft from being boarded.
We install raised loft boarding systems that create a strong, stable storage platform above the insulation rather than compressing it underneath the boards.
This allows you to gain valuable, accessible loft storage space while helping your insulation continue to perform effectively.
During your FREE home loft survey, David will check your insulation depth, loft construction and available space and recommend the most suitable raised boarding solution for your home.
We use a raised loft boarding system that creates a storage platform above the insulation, helping to maintain the insulation and airflow beneath the boarded area.
During your FREE home loft survey, David will assess your loft construction, insulation and available space and recommend the most suitable solution for your new-build home.
I don’t have any insulation in my loft – can you install it?
Yes – we can supply and professionally install loft insulation as part of your loft storage project.
We use quality mineral wool insulation and install it to an appropriate recommended depth for your property, helping to reduce heat loss and improve the energy efficiency of your home.
If you're also having raised loft boarding installed, we can design the boarding system to sit above the insulation so that it isn't unnecessarily compressed.
During your FREE home loft survey, David will assess your existing insulation and recommend the most suitable solution for your loft.
How much weight can a new build loft take?
The amount of weight a new-build loft can safely support varies depending on the design and construction of the roof structure.
Lofts are generally designed to accommodate certain loads, but they shouldn't be treated in the same way as a normal living-space floor. Heavy items or excessive concentrated loads should therefore be avoided unless the structure has been specifically assessed for them.
Our raised loft boarding systems help distribute normal household storage loads across the boarded area, creating a strong and practical storage platform.
During your FREE home loft survey, David will inspect the loft structure and discuss the type of storage you intend to use the space for.
If there are any concerns about unusually heavy loads or the structural capacity of the loft, we may recommend that you seek advice from a suitably qualified structural professional.
Can I speak to one of your existing customers?
Yes – we're very proud of the feedback we receive from our customers.
You can read many genuine reviews from homeowners we've worked for on our Google Reviews, giving you an independent view of their experience with LaddersaLoft.
If you'd like some additional reassurance before going ahead, just ask David. With the customer's permission and subject to availability, we may also be able to put you in touch with a previous customer who can tell you about their experience first-hand.
We're always happy to help you feel confident before deciding to proceed.
My house isn’t a new build – can I still have loft boarding?
Yes – loft boarding can be installed in many older properties, and we regularly work with homes of different ages and construction types.
Older lofts can sometimes present additional challenges, such as uneven joists, roof supports, water tanks, wiring, pipework, existing insulation or smaller loft hatches.
Rather than using a one-size-fits-all approach, we'll assess your loft and recommend a boarding solution designed around the existing structure and available space.
During your FREE home loft survey, David will inspect your loft, discuss what you'd like to achieve and explain the most suitable options for creating safe, practical and accessible storage space.
Will loft boarding affect my new-build warranty
This is one of the most common questions we're asked by owners of new-build homes.
Having loft boarding installed doesn't automatically mean your new-build warranty will be affected, but it's important that the boarding is installed correctly and that you check the specific terms of your builder's or warranty provider's cover.
Our raised loft boarding systems create a storage platform above the insulation rather than compressing it, helping to maintain the insulation and airflow beneath the boarded area.
During your FREE home loft survey, David will assess your loft construction, insulation and available space and explain the most suitable raised boarding solution for your property.
If you have any concerns about your warranty, we recommend checking with your builder or warranty provider before installation, as individual warranty terms can vary.
Do you subcontract the work?
No – we don't subcontract our loft boarding installations to outside companies.
David, the owner of LaddersaLoft, personally carries out your initial loft survey and leads the installation with the LaddersaLoft team.
This means you'll know who you're dealing with from your first survey through to the completion of your installation.
We take pride in providing a friendly, professional and personal service from start to finish.

Can you enlarge or replace my existing loft hatch?

We offer a range of options including insulated, bespoke made-to-measure and fire-rated loft hatches, depending on your requirements.
During your FREE survey, David can assess your existing opening and recommend the most suitable option.
Can you install a loft ladder at the same time as the boarding?

We offer a range of loft ladders including aluminium, timber, telescopic and concertina options to suit different properties, loft openings and budgets.
During your FREE home loft survey, we'll recommend the most suitable ladder for your loft and available space.
Can you add shelving to my loft?
Yes – loft shelving is a great way to create even more organised storage space, particularly in areas that aren't suitable for walking or boarding.
We can install purpose-designed shelving alongside your loft boarding, helping you make better use of otherwise wasted space.
David can discuss shelving options during your FREE loft survey.
Can you install lighting in my loft?
Yes – we can provide loft lighting to make your new storage area safer and easier to use.
Lighting can be included as part of your overall loft storage installation and discussed during your FREE home loft survey.

If you're unsure whether we cover your location, just get in touch and we'll be happy to confirm.
Can I use my boarded loft as a living space?
No – our loft boarding systems are designed to create safe and practical storage space, not to convert your loft into a habitable room.
A loft conversion intended for use as a bedroom, office or other living space involves different structural and Building Regulations requirements.
If you're looking for additional household storage, our raised loft boarding systems can help you make much better use of your existing loft space without carrying out a full loft conversion.
Common Loft Boarding Myths – Busted!
Loft boarding will void my warranty
Regulations recommend boarding lofts that contain serviceable equipment. A properly installed loft floor won’t affect your warranty.
Loft boarding will cause damp
False! Damp usually occurs when insulation is compressed or airflow is blocked. Our raised flooring system keeps the loft floor above the insulation and ensures proper airflow, keeping your loft dry and healthy.
My loft floor isn’t strong enough
No need to worry! Modern homes built with loft hatches to British Standards are designed to handle up to 25kg per square metre permanently and 180kg per square metre temporarily. Your loft floor can safely take our boarding system.
Loft boarding will squash my insulation
Not true! Our raised flooring system lifts the loft floor above the insulation so it continues to work effectively, keeping your home energy-efficient.
At Laddersaloft, we specialise in creating safe, practical loft storage solutions for homes of all ages, ensuring your loft is both functional and worry-free.
