Welcome to LaddersaLoft
At LaddersaLoft, we are a family-run Devon business specialising in loft boarding, loft ladders, loft hatches, insulation and practical loft storage solutions.
We believe in providing a friendly, reliable and professional service from your initial enquiry through to the completion of your installation.
We understand that inviting tradespeople into your home requires trust. That's why we aim to make every stage of the process straightforward, transparent and hassle-free.
This page explains what you can expect when choosing LaddersaLoft, together with our quotation and installation Terms & Conditions.
What You Can Expect From Us
1. Free, No-Obligation Surveys and Quotations
Where appropriate, we arrange a convenient time to visit your property, discuss your requirements and take measurements.
During our visit, we assess the accessible loft space, discuss suitable products and provide practical recommendations based on your storage requirements.
Our quotations clearly detail the proposed work, products and associated costs.
There is no obligation to proceed and no pressure to make a decision.
All quotations remain valid for 30 days from the date of issue unless otherwise stated.
2. Accepting Your Quotation
If you are happy to proceed, you can accept your quotation by telephone or email.
Once accepted, we will issue an invoice for a 20% deposit. Following receipt of the deposit, we will agree and confirm a suitable installation date.
The remaining balance is payable upon completion of the agreed work by bank transfer or cash, unless otherwise agreed in writing.
3. Respecting and Protecting Your Home
We take great pride in our workmanship and understand the importance of treating your home with care and respect.
Throughout your installation, every reasonable precaution will be taken to protect your property and minimise disruption.
Protective dust sheets will be used in relevant working areas, including staircases and landings, to help protect carpets, flooring and surrounding surfaces.
We take care when moving materials, tools and equipment through your property.
At the end of each working day, affected areas will be vacuumed and cleaned, and the work area left reasonably tidy and safe.
Although loft installations can generate some dust, we always aim to keep this to a minimum.
4. Preparing for Your Installation
To help your installation run smoothly, we kindly ask customers to ensure that:
Access to the loft hatch and surrounding area is clear.
Furniture and personal belongings are moved away from the immediate working area where reasonably possible.
Suitable access to electricity is available.
Parking is available nearby where possible.
Any known problems involving the loft structure, electrics, plumbing or previous alterations are brought to our attention.
If you have any concerns before your installation, please contact us.
5. Professional Installation and Workmanship
All work will be undertaken with reasonable care and skill using materials and products suitable for their intended purpose.
We aim to complete installations efficiently, safely and to a professional standard.
Where applicable, manufacturer warranties will be provided with the products supplied.
If you have any concerns following installation, please contact us so that we can investigate and resolve them where appropriate.
6. Changes or Additional Work
Our quotations cover the products and services specifically detailed within the quotation.
Painting, decorating, plastering, plumbing and electrical works are excluded unless expressly included.
Occasionally, unforeseen issues such as concealed pipework, electrical cables, damaged timbers or unsuitable existing structures may become apparent during installation.
Should additional work be required, we will explain the situation and agree any changes and additional costs with you before proceeding.
7. Installation Dates and Delays
We always endeavour to carry out installations on the agreed date.
Occasionally, circumstances beyond our reasonable control, including supplier delays, adverse weather or unexpected site conditions, may require an installation to be rescheduled.
If this happens, we will contact you as soon as reasonably possible to arrange an alternative date.
8. Cancellations and Bespoke Products
We understand that circumstances can change.
Where a statutory cancellation right applies, customers will normally have a 14-day cancellation period. The applicable period and any exceptions will be explained when the contract is agreed.
If you wish us to begin work within that period, we may require your express written request. Where legally permitted, charges may apply for work already carried out if you subsequently cancel.
Bespoke or specially manufactured products, including certain custom-made loft hatches, may involve reasonable cancellation costs where legally recoverable.
Any applicable statutory cancellation rights remain unaffected.
Please contact us as soon as possible if you need to cancel or rearrange your installation.
9. Loft Boarding and Safe Storage
Our loft boarding systems are designed to provide practical access to suitable domestic storage space.
Loft boarding does not constitute a loft conversion and does not make the loft suitable for use as a bedroom, office or other habitable room.
The installation of raised loft boarding does not increase the structural load-bearing capacity of the existing ceiling joists.
Customers should avoid excessively heavy or concentrated loads unless the structure has been professionally assessed and confirmed suitable.
10. Our Surveys and Structural Considerations
Our pre-installation surveys are visual inspections of accessible loft areas, undertaken primarily to assess the proposed installation, take measurements and calculate the approximate boarding area required.
These inspections are not structural surveys and do not include structural engineering calculations or certification of the load-bearing capacity of existing ceiling joists, roof timbers or supporting structures.
Where structural capacity is uncertain or potential structural concerns are identified, we may recommend that a suitably qualified structural engineer assesses the property before installation proceeds.
We reserve the right to postpone or decline work where we reasonably consider that it cannot be carried out safely.
11. Existing Property Conditions
We take reasonable care to protect customers' homes and minimise disturbance during installation.
Some minor disturbance to existing decorative finishes may occasionally be unavoidable, particularly where loft openings are enlarged or new access points are created.
Any foreseeable disturbance will be discussed where reasonably possible.
We are not responsible for pre-existing defects or damage unrelated to our work. This does not exclude responsibility for damage resulting from our negligence or failure to exercise reasonable care and skill.
12. Completion and Final Payment
Once installation is complete, customers will have an opportunity to inspect the finished work and raise any immediate concerns.
Affected working areas will be vacuumed and cleaned, and installation waste removed unless otherwise agreed.
The outstanding balance is payable upon completion, in accordance with the agreed quotation.
13. Ownership of Materials
Materials supplied by LaddersaLoft remain our property until payment has been received in full, to the extent permitted by law.
14. Your Consumer Rights
Nothing within these terms affects your statutory rights under applicable UK consumer legislation, including the Consumer Rights Act 2015.
Nothing excludes or restricts liability for death or personal injury caused by negligence or any other liability that cannot legally be excluded.
